Buying Advisory
Wire the money. We find the property, renovate it, and rent it out.
We source properties against your budget and goals, run full legal and technical due diligence, and structure the purchase through escrow — whether you're in Kyiv or have never set foot here.

Why buy through Vestor
The purchase is the easy part to get wrong alone.
01
We match the property to your actual goals
We source against your budget, location, and purpose — living, yield, or both — not a generic list of whatever's on the market.
02
We run the numbers before you do
Initial, legal, and technical due diligence on every property: registered ownership, liens, court history, and structural condition, checked before you commit.
03
You never need to be in Kyiv
A power of attorney and a Ukrainian tax ID are all it takes. We've closed purchases for clients who never set foot in the country until they came to see their finished apartment.
The numbers
What one real purchase looked like.
Zankovetska 6, Lypky quarter — bought, renovated, and rented out this year. The same numbers the renovation page shows, from the buyer's side of the table:
$2,450
Purchase, per m²
$1,590
Renovation, per m²
$39
Rent, per m²
~3.5 yrs
Payback
11.5%
All-in yield
93%
Occupancy, 2026
All-in cost is purchase plus renovation. A finished apartment currently finds its tenant within four to six weeks.
Process
From budget to rent, one team the whole way.
01
Source & shortlist
Properties matched to your budget and goals, not a generic feed. Background and documentation checked before anything reaches your shortlist.
02
Due diligence & escrow
Initial, legal, and technical due diligence, then the purchase structured through escrow. Funds release only once conditions are verified.
03
Renovate
Design, permits, construction, and QA, managed end to end and checked on-site by the founder before it ever sees a tenant.
04
Manage & collect
The same team finds the tenant, manages the property, and sends you the rent. You stay the owner, not the operator.
"My goal was to make it possible for a foreign investor to make a POA, wire the money, and let us handle the rest — buy the property, renovate it, find a tenant, manage it, collect the rent, and send the investor the profit."

FAQ
Questions investors ask.
Do I need to be in Ukraine to buy? +
No. With a notarized, apostilled power of attorney and a Ukrainian tax ID, a trusted representative can complete the purchase on your behalf. We walk you through both before anything is signed, and we've closed purchases for clients who saw their apartment for the first time only after it was renovated and tenanted.
How do I know the property is actually clean — no liens, no disputes? +
Every property goes through three stages of due diligence before it reaches you as a real option: initial (registered ownership and liens against the state register), legal (judicial history and permit compliance), and technical (structural condition, inspected in person). Historical buildings get particular attention on sewage, structural integrity, and prior renovation permits.
How is my money protected during the purchase? +
Through escrow. Funds sit with an independent escrow agent, not with Vestor or the seller, and release only once the agreed conditions are verified. See how escrow works.
What happens after I buy — do I have to manage it myself? +
No. The same team that sources and closes the purchase renovates the property and then manages it: finding the tenant, collecting rent, and sending you the proceeds. You stay the owner; you don't have to become the operator.
Can buying property lead to Ukrainian residency? +
Investment-based residency is possible under Ukrainian immigration law, but the mechanics are specific enough — and change often enough — that we walk clients through the current requirements directly rather than summarize them here. Ask us if this is part of your goal.
What return can I actually expect? +
It depends on the property and the work it needs, which is exactly why we run the numbers before you commit rather than quote a general range. One real example: a recent purchase-renovation-rental case came in at an 11.5% all-in yield. See the full numbers below.
